  • After diligent and critical review, payment of all property taxes, fees and dues

  • Negotiation of contracts of service, utility and insurance providers
  • Monitoring, managing and guiding contracted service providers
  • Accounting of all monthly income and expenses in accordance with the generally accepted German accounting principles, preparation of monthly financial reports for the owner, preparation of service charge settlements for the tenants
  • Analysis of recoverable and non-recoverable costs and as a result determinating cost-optimization potentials
  • Prompt and extensive monthly reporting according to international standards

Technical Property Management:

  • Maintenance inspections on a regular basis.
  • Initiation of all necessary repairs, replacements and maintenance works (including tender invitation and award of contract)
  • Technical advice regarding modernization and energy-conserving measures as well as preventative maintenance works
  • Propose and provide decision-making documents for capital expenditure and refurbishment measures
  • Propose measures that preserve or increase the property’s value
  • Initiate immediate measures in case of emergencies
  • Pursue warranty claims
